Problem: Porch floor had begun to deteriorate and pull away from the home.
Solution Provided: We started by removing the existing porch decking using a method that allowed the ceiling to remain supported at all times. Framing and repair to rotten wood was completed on a time and materials basis in consultation with the owners. Next, we installed a pre oiled 1×4 tongue and groove Ipe floor. Flooring was installed with hidden fasteners under all columns, newel posts and balustrade support blocks. We also removed all caulk where the porch floor intersected with the siding and installed new custom made shoe molding. New shoe molding was also installed beneath porch floor overhangs. The moldings were made from clear vertical cedar, primed on all sides prior to installation and painted to match. After, we cleaned all the balustrades and removed any deteriorated/failing caulking on balustrades at their connecting points. To finish everything, we replaced and touched up paint as needed.
